Cookies & Browser Storage

1. What we use and why

Advertising measurement is off unless you turn it on. If you do, noma loads the Meta Pixel (Meta Platforms, operator of Facebook and Instagram). The Pixel sets cookies in your browser and tells Meta which pages you view, what you search for, which listings you open or save, and when you send an enquiry, so we can measure and improve our own advertising on Meta. If you opt in and then complete a broker sign-up, our server also tells Meta that a sign-up happened, together with your IP address, browser type and Meta's cookie identifiers, so the sign-up can be matched to the ad that led to it. It never sends your name, email address, phone number, or message. Without your opt-in, noma uses no advertising cookies, cross-site behavioral advertising, or third-party analytics cookies.

If you choose to enable anonymous, first-party analytics, we use it to understand how the site is used (e.g. which pages are viewed, how you arrived, what device you're browsing on). This analytics is tied only to a random identifier stored in your browser tab's session storage, is erased when you close the tab, and is never linked to your identity or joined with any account, enquiry, or lead. In the United States, Canada outside Quebec and Mexico it runs from your first page, because you have been told and can turn it off at any time. Everywhere else, including the UK, the European Economic Area, Switzerland and Quebec, it stays off until you opt in. We work out which of these applies from your device's address when the page is requested, and the address is not kept. You can turn it off at any time - see "Your controls" below.

Separately, our server counts how many times each page is opened, by day, page and campaign tag. It sets no cookie to do this, stores nothing on your device and keeps no identifier. Your device's address is used only to work out which country you are in and is then discarded. Bots, link previews and signed-in staff are not counted, and neither are visitors from the UK, the European Economic Area, Switzerland and Quebec. If you turn counting off we set one small cookie, `noma-count-optout`, so that we remember not to count you.

The site also uses browser storage for other features that you request, including saved favorites and your privacy-choice preference. This storage is associated with your browser rather than a signed-in account.

2. Storage used

• `enclave:favorites`: stores listing identifiers you choose to save in local storage.
• `enclave:favorite-details`: stores the title, area, price, and thumbnail needed to show your saved-property drawer without an account.
• `enclave:privacy-choice`: stores whether you've reviewed the privacy/cookie notice and whether you've chosen to keep anonymous analytics and advertising measurement on or off.
• `noma-count-optout`: a cookie set only if you turn counting off. It holds the value 1 so that we remember not to count you, and is removed when you turn counting back on or clear your data.
• `noma:attribution`: set only if you opt in to anonymous analytics. Holds the campaign name from the link you arrived by, in this tab's session storage, and is erased when you close the tab or turn analytics off. It is saved with an enquiry you send so we know which ad worked.
• `_fbp` and `_fbc` (cookies set by Meta): set only if you opt in to advertising measurement, and removed when you turn it off.
• Framework, hosting, security, or load-balancing infrastructure may set strictly necessary cookies when deployed, even if they are not present in local development.

3. External requests

The map requests tiles from an external map provider. That provider may receive your IP address, browser information, requested tile coordinates, and request time under its own terms. Opening WhatsApp or another external service likewise transfers you to that provider. If you opt in to advertising measurement, your browser also connects to Meta (connect.facebook.net and facebook.com), which receives your IP address, browser information, and the events described above under Meta's own terms.

4. Your controls

• Use the cookie notice shown on your first visit, or the Privacy choices control in the footer at any time, to turn anonymous analytics and advertising measurement on or off, separately, and to clear noma favorites.
• Use browser controls to inspect, block, or delete cookies and site data.
• Blocking required storage may prevent favorites, sessions, security, or preference features from working.

5. Future advertising or personalization

If noma later introduces personalization, advertising technologies, or analytics beyond the anonymous tracking and the opt-in Meta Pixel described above, this notice and the preference control must be updated before activation. Where required, those technologies will remain disabled until valid consent is obtained.
